What we state in writing

What stays Owner-side
Village bond, delivery to site, landscape, fence, gates, driveways, pools, solar, ELV, water tanks, kitchen equipment, curtains, and loose furniture (FFE) stay outside the house system. Village bond is a subdivision fee — not a Calma performance bond.

Do you deliver nationwide in the Philippines?
Components ship from San Simon, Pampanga. Confirm the schedule with the project team before you approve. No date is confirmed until it is written on your order.
Who pays freight?
You pay the carrier directly. Freight is not added to the component quote. Booking and unloading are confirmed in writing before you approve.
What do I arrange myself?
Installation, site readiness, freight and the owner purchases listed in your quote. Ask about an installer referral if needed.
Who installs?
You can lead your own design and build within the component system and your budget. Arrange your installer or request optional Component E through the guide; E requires A-2 signed-and-sealed support first. For Component E, submit a land survey prepared by a geodetic engineer.
What is A-1?
A-1 · AoR + FCD + IM · Unsigned. A-1 is the unsigned AoR + FCD + IM: Architecture of Record, For Construction Drawings and Installation Manual. Issued documents are emailed; the Block records sending evidence. Missing details and unreviewed instructions stay pending. Coordination checks do not establish structural capacity, MEP sizing or permission to build.
What is A-2?
A-2 · Optional licensed sign & seal, billed by MDCC TECH OPC: the signed-and-sealed design set and signed as-built set at completion. The quote confirms the professional scope and reviews. Component E requires an A-2 order and a geodetic engineer’s land survey.
How do I pay?
Pay only the approved MDCC TECH OPC invoice using the issued bank instructions. Freight is paid directly to the carrier. Existing referral contracts keep their own payee. A transfer reference is pending until bank credit is verified.
How is pricing structured?
Components A–D are Priced by Component Category (A–D) from computed floor area (itemized net of 12% VAT + VAT), quoted per saved Block. A Block quote prices each component category as one lot. Freight is paid to the carrier and is not in that total.
Can I order from abroad?
Yes, for a home in the Philippines. You can plan online and coordinate site readiness and installation locally.
How do I start?
Open the Block Instrument, enter your brief and explore five designs. Save your choice to your account, then request a component quote. A lot Hold is separate.
How do I return to my Block?
Sign in with the same account details to open your saved Blocks, notes and order progress. A different email is a different account.
Does saving or approving place a paid order?
Saving keeps your design. Requesting a quote starts a review. Quote approval confirms the scope; it does not record payment.
