E-Con Terms & Conditions
Construction, made e-commerce.
E-Con is CalmaBasic’s vision of E-Construction: a material ordering system for Engineered Components from the Design System Method Instrument Version 1, powered by Homeqube. Assemblers put the agreed components together on your site.
Design your Block. Agree one component package. Receive it in stages.
One package. Categories A to E.

Your quote lists what you buy, supply yourself or leave out, with the component definitions and quantities. Only the agreed scope is supplied.

Your Block & package
- The Block saves your design and progress. The accepted agreement binds one component package to that design revision, quantities and delivery stages. A partial package is not a complete building.
- Confirmed restrictions, survey, soil, budget and design inputs guide checks. Choosing a village or seeing a generated house does not establish compliance or approval to build.
AoR → FCD → IM
- A-1 includes the unsigned Architecture of Record, For Construction Drawings and Installation Manual. Missing details and unreviewed installation instructions remain pending. Generated coordination checks do not establish structural capacity, MEP sizing or permit approval.
- A-2 is separately scoped licensed sign-and-seal support: the design set and the as-built set at completion. The FCD, AoR and IM are emailed with every Block; with A-2 you also receive a blueprint hard copy of the FCD signed by an MDCC TECH OPC professional. The quote names the professional scope and required reviews. A-1 is instrument output, never a component payment line.
- Issued documents are sent by email. Your Block records their revision and send proof. A send record does not confirm inbox delivery, your acknowledgment or professional approval.
Prices & payment
- The quote shows net component amounts, VAT 12% as a separate line, and the total. Computed floor area and the agreed factors set category amounts; the design schedule sets part counts. An estimate or sample price is not a payable quote.
- Pay MDCC TECH OPC using the instructions for your accepted quote. Each stage needs its separately approved price schedule and full confirmed payment before release. A transfer reference or screenshot is pending, not bank credit; payment alone does not dispatch goods.
- Approve before the quote expires. A changed design needs a new quote. A later price book does not reprice an issued quote, and credits for the instrument never pay for materials.
Design changes & paid parts
- You may keep proposing designs before a category is fully paid. Full payment locks that category’s scope. Payment allocation must be confirmed before a change to funded or committed work can be accepted.
- An accepted change needs a new written quote on the same Block. Paid parts remain yours, including surplus. Any extra charge is the positive rise in each category’s accepted price-book amount; reductions are not credited or offset across categories. No change-handling fee is charged. Earlier quotes, payments and receipts stay on record.
Staged delivery to your site
- Components are sent point to point to your confirmed project address. You arrange and pay the carrier for every delivery. Freight is outside the component quote; a pasted reference is not a carrier booking.
- Release requires the stage’s full verified payment, the required earlier-stage receipts, acknowledged delivery terms, site readiness and supply checks. Confirm dates, access, unloading and storage in writing. You are responsible for unloading and storage on arrival.
- Inspect against the stage list and record cumulative received, damaged and missing quantities, with photos. One received stage does not finish the package.
Cancellation & refunds
- Request cancellation in writing on the order; the response and reason are recorded. Under the current stage terms, payments remain refundable until that stage is fully paid. Fully paid conforming goods have no change-of-mind refund.
- If a stage is more than 60 days late, you may cancel that stage and receive a refund. Refunds return through the original payment route. The order records due, processing and paid status; a refund note is not money returned. No fixed refund deadline is promised here.
Shortages, damage & remedies
- Record shortages or damage on the stage receipt with photos. The claim keeps its written history and your response to the remedy. We replace the affected part and pay the return freight.
- A replacement note is not a completed delivery; record the replacement receipt. Accepting conforming goods does not waive defective-goods claims or legal remedies. Raise an issue from the same Block or contact the project team.
Component E · installation
- E is optional and contracted and invoiced by MDCC TECH OPC, which engages and pays subcontractors. Order A-2 first and submit a geodetic engineer’s land survey. Saving an E request does not book or authorize installation.
- One Installation Service Agreement states the rate per m² of the agreed original FCD, scope, professional acceptance and DLP bond particulars. Payment: 50% down, 50% upon commissioning, no retention. The deposit locks E’s scope; changes need a new quote and agreement.
- Includes permit processing, surveying, excavation, installation sundries, installation and commissioning. Excludes official permit fees, village bonds, fences, landscaping and renewable energy. Unofficial payments are never included or facilitated.
- Mobilization requires the complete handoff: signed-and-sealed A-2, geodetic survey, permit or clearance, accepted E agreement, ready site and confirmed receipt of required materials. Target completion is six months from that final material delivery and readiness, subject to the agreed programme. Bond, cancellation and refund particulars must be settled before the deposit.
Instrument credits · Homeqube
- Compute credits are consumable instrument services sold by HOMEQUBE PTE LTD, separate from MDCC components. A 30-day Block period uses one credit for each 5 m² of total GFA, rounded up; GFA includes every floor. Available plans and tax appear before checkout.
- Non-geometry refinements within a funded period use no extra credits; saving a new 3D geometry revision uses 2 credits plus any extra allowance for the remainder of that period. Order payments, receipts and claims do not spend compute credits.
- Membership renews monthly until cancelled. Unused paid credits carry over; cancelling keeps your balance and funded periods. Top-ups add 10 credits per pack. Credits have no cash value and cannot be transferred or exchanged for money.
- Once credits are added, payment is non-refundable for change of mind; billing errors and refunds required by law are protected. Read and tick the separate Homeqube Block Credits Terms before buying.
