JP Calma builds houses the way a systems engineer would — and keeps a yacht shop habit so the details stay honest. As President of MDCC TECH OPC, he runs Calma.Basic as his direct-to-retail residential brand under that company — plant-made component assemblies from San Simon, Pampanga: a named system and party, not an open-ended contractor promise.

He trained in systems engineering, held an MIT research fellowship, and began doctoral research at Purdue (not completed). The point was never a stack of titles — it was learning how complex things are specified, sequenced, and delivered without theatre. Across commercial and residential interiors he has specified roughly 100,000 m² of fit-out: hotels, workplaces, and homes where finish quality is decided in the drawing, not negotiated on site. That is the specification bar Calma.Basic interiors inherit.

Outside housing, aluminium yacht work keeps his eye on tolerances, joints, and surfaces that have nowhere to hide — craft practiced where a millimetre shows. Inside Calma.Basic, the same discipline applies: shared plant-made systems — PEB, GFRP, HSS/FML, EPS — configured with DFMA so each home is an assembly, not a contractor saga rebuilt from scratch on every lot. Renders on this site are architectural visualization; they sell the mood. The plant floor, credited prior assembly films, and ASEP-recognized GFRP lab work — unofficially, the first GFRP structure in the world — sell the competence. The through-line is deliberate: close the gap between what is drawn and what arrives on the lot.

Calma.Basic is for people who don’t want user-controlled. Three size configs — One Bay · Two Bay · Three Bay. Bay is size scale. Bedroom count follows your brief and household — not locked to bay. A larger footprint can hold three bedrooms. Not condo studio / loft / villa types. Semi-furnished, maximum two storeys. Smallest house ₱7.5M. Averaging ₱45,000 / m² VAT included, all-in on the house. Non-standard glazing increases the rate. Delivery to site is the Owner’s account. Nationwide within 12 months. Manufactured in San Simon, Pampanga; delivered nationwide within twelve months.
