What “assemblies” means
Components are designed for manufacture and assembly (DFMA): shared plant-made systems configured to your lot brief. The house arrives as an assembly system — not a craft build reinvented on every site.
What construction usually means
Traditional PH residential construction is on-site labor, sequential trades, weather delay, and open-ended timelines. Calma.Basic is built to avoid that pattern for semi-furnished homes maximum 2 storeys (residential under 15 metres).
What you still own as Owner
Not included: swimming pools, fences, gates, landscaping, solar systems, ELV systems, water tanks, village bonds, kitchen equipment, curtains, driveways, delivery to site, loose furniture (FFE). Logistics to site are for the Owner’s account. Calma.Basic covers the house system under design-build — not site works or loose furniture.
Timeline
Delivery is nationwide — Luzon, Visayas, and Mindanao — as assemblies, not an open-ended build saga. Confirm the delivery schedule in writing on the order.
