Assemblies vs construction.
Calma.Basic delivers plant-made DFMA assemblies — engineered components manufactured in San Simon, Pampanga, then shipped to your lot. That is not years of traditional on-site construction.
What “assemblies” means
Components are designed for manufacture and assembly (DFMA): shared plant-made systems configured to your lot brief. The house arrives as an assembly system — not a craft build reinvented on every site.
What construction usually means
Traditional PH residential construction is on-site labor, sequential trades, weather delay, and open-ended timelines. Calma.Basic is built to avoid that pattern for homes under 15 metres.
What you still own as Owner
Not included: village bond, delivery, landscape, fence, gates, driveways, or loose furniture (FFE). Logistics to site are for the Owner’s account. Calma.Basic covers the house system under design-build — not site works or loose furniture.
Timeline
Target delivery is nationwide within 12 months — Luzon, Visayas, and Mindanao — as assemblies, not an open-ended build saga.
FAQ
Is Calma.Basic a DIY kit?
No. It is a design-build DFMA assembly under Performance Based Contracting with MDCC TECH OPC — not a self-build kit and not design-only consultancy.
Is this the same as generic prefab?
No. The category is Building System Architecture for residential modular homes — lot-sized models, five-star ID specs, and a named design-build party — not a commodity prefab listing.
