Assemblies vs construction.

Calma.Basic delivers plant-made DFMA assemblies — engineered components manufactured in San Simon, Pampanga, then shipped to your lot. That is not years of traditional on-site construction.

Construction

Design first. Problems later.

  • Sequential trades on site
  • Weather and rework loops
  • Open-ended timeline
  • Cost drift after drawings

Scattered information. Slow, risky, expensive.

Assemblies

Design-build. One system.

  • Plant-made DFMA components
  • Sized to how you live
  • Nationwide within 12 months
  • MDCC TECH OPC — not design-only

One assembly contract. Predictable path to site.

What “assemblies” means

Components are designed for manufacture and assembly (DFMA): shared plant-made systems configured to your lot brief. The house arrives as an assembly system — not a craft build reinvented on every site.

What construction usually means

Traditional PH residential construction is on-site labor, sequential trades, weather delay, and open-ended timelines. Calma.Basic is built to avoid that pattern for semi-furnished homes maximum 2 storeys (residential under 15 metres).

What you still own as Owner

Not included: swimming pools, fences, gates, landscaping, solar systems, ELV systems, water tanks, village bonds, kitchen equipment, curtains, driveways, delivery to site, loose furniture (FFE). Logistics to site are for the Owner’s account. Calma.Basic covers the house system under design-build — not site works or loose furniture.

Timeline

Target delivery is nationwide within 12 months — Luzon, Visayas, and Mindanao — as assemblies, not an open-ended build saga.

FAQ

  • Is Calma.Basic a DIY kit?

No. It is a design-build DFMA assembly under Performance Based Contracting with MDCC TECH OPC — not a self-build kit and not design-only consultancy.

  • Is this the same as generic prefab?

No. The category is Building System Architecture for Component Assembly Housing — lot-sized models, five-star ID specs, and a named design-build party — not a commodity prefab listing, and not stacked box modules.

  • What does DFMA mean?

Design for Manufacture and Assembly — plant-made systems, least construction on site. Full guide: /dfma.
