Component E · Installation & permit processing
MDCC TECH OPC contracts with you and invoices Component E. MDCC appoints and pays the installation subcontractors. Scope and price must be agreed in writing; saving a Block does not book installation. Plan early. Mobilize after all required materials are received and checked, the site is ready, and required approvals are in place.
A–D components and agreed Component E: MDCC TECH OPC. Freight: pay the carrier directly.

Before you order
- One Block, one agreed package, staged delivery. Your quote names the components, quantities, net amount, VAT and total.
- Pay MDCC for components. Pay Homeqube for instrument credits. Pay your carrier for freight. A transfer reference is not confirmed payment.
- A-1 is unsigned output. A-2 is licensed support. Optional E needs A-2, a geodetic survey and an accepted service agreement.
- Fully paid category scope is locked. Changes, cancellation, delivery claims and remedies stay on the same Block, under its accepted terms.
Read the exact quote, agreement and payment terms before accepting or paying. They record your scope, amounts and dates. Earlier accepted terms remain on their order; this page does not rewrite them. Open particulars must be agreed in writing before payment.
How the price is made
Each category is one lot: computed floor area × the rate on file × your factors. A factor is not a count of parts.
- One lot per category
- A, B, C, and D are each one lot.
- Floor area
- The square metres are the computed floor area of this design. B uses the ground floor. A, C and D use the total floor. They are not a catalog size and not a part count.
- Factors
- Storeys adjust A and C. Skin adjusts D. Glazing adjusts C and D. These factors change the lot price. They do not add parts.
- A-1 and A-2
- A-1 · Instrument output, the unsigned Block Technical Pack, comes with every Block when you approve the walk, whether or not you buy A. It is not a payment line. A-2 · Licensed sign & seal is a separate lot if you order it. Your quote states whether A-2 is separately charged or already included in an agreed installation scope.
- Not in this price
- Freight: you pay the carrier. Component E is a separate MDCC TECH OPC installation package at the original selected FCD area. A-2 and a geodetic survey are required. E checkout stays closed.
Category amounts are quoted as lots; part counts follow the drawings’ schedule. Changes need an accepted new quote; a fully paid category keeps its agreed scope.

Common questions
Is the budget shown my final price?
No. It is an estimate. The quote lists component lots net of VAT, then VAT 12% as its own line. A–D components and agreed Component E: MDCC TECH OPC. Freight: pay the carrier directly.
What do I need for a quote?
Save your Block. Add your site location, budget and scope requests to the quote request. Request E from MDCC TECH OPC with your A-2 order and geodetic engineer’s survey. Agree the scope, rate, milestones, professional acceptance and bond in writing. E covers permit processing; official permit fees are separate and approval remains with the authority.
Can I plan from abroad?
Yes. Explore and save your design online. Your house site stays in the Philippines. For components-only orders, you arrange an installer and site readiness; confirm delivery responsibilities with the project team.

Ground-floor EPS & MEP lines
MEP lines, ground-floor EPS, first pouring and first spraying. Illustrated components include MEP pipes, an FRP septic tank, GFRP rebars, floor dowels, EPS wall and floor panels, and GFRP floor mesh.
Component delivery category C
Structural shell & staircase
Structural shell and staircase, second and third spraying, and precutting EPS openings. The guide shows EPS stairs, rockwool and wall vertical stiffeners using GFRP and steel rebars where required by the project design.
Component delivery category D
Architectural installation & connections
Architectural skins, soft-stone installation, drywall partitions, doors and windows, fixtures and lights, electrical work and MEP connections. Illustrated items include toilet-and-bath sets, modular kitchen counters, cabinets, doors, finishes and backer boards.

Agree the batch schedule before delivery.
For each category, confirm the component list, quantities, specifications, batch identifiers, installation sequence and site readiness with the project team. Record freight arrangements, unloading and storage responsibilities in the agreed delivery plan. Check each arriving batch against its manifest and record shortages or damage before acceptance.
This is an installation overview, not a construction method statement. The approved project drawings and appointed professionals determine the actual sequence, connections and installation details. Illustrated items do not replace your agreed specification. Windows and the specified semi-furnished package remain baseline inclusions; additional cabinetry is a separately quoted addition.

Digging tools, shoring jacks and scaffolding appear beside the installation activities, outside the explicit owner-purchase list. Agree who provides or hires them before work starts; do not assume they are included in component delivery or automatically an owner purchase.

Component E requires an A-2 order first: signed-and-sealed design support. A-1 alone does not qualify. For Component E, submit a land survey prepared by a geodetic engineer.
MDCC TECH OPC contracts with you and invoices Component E. MDCC appoints and pays the installation subcontractors. Scope and price must be agreed in writing; saving a Block does not book installation.

- Price and design
- Per m² against the agreed original FCD revision; the chargeable area and rate are stated in one Installation Service Agreement. Review your design before paying. The down payment locks the scope. Later design changes require a new quotation and written agreement before affected work proceeds. For Component E, submit a land survey prepared by a geodetic engineer.
- Payment
- 50% down payment; 50% upon commissioning. No retention. These are Component E terms, not the A–D material payment schedule.
- Included
- Permit processing and coordination, surveying, excavation, installation sundries, installation and commissioning. MDCC TECH OPC contracts and invoices; MDCC appoints and pays subcontractors.
- Excluded
- Official permit fees, applicable village bonds, landscaping, fences and renewable-energy systems. These are for the owner or others. Unofficial payments are not included or facilitated.
- Program
- Target: six months after all required materials are delivered and checked, with site access, readiness and applicable permits in place. Record delays and schedule changes in writing; this is not an unconditional completion guarantee.
- Professional acceptance and bond
- Completion acceptance is based on the relevant A-2 professionals. Record their inspection and certification duties in the agreement. A DLP bond is required; its percentage, provider, coverage and start date must be agreed in writing. Cancellation and refund terms must also be settled before the deposit.

MDCC confirms the assigned subcontractor, personnel, availability and scope for each Component E order. Listing a contact is not an appointment.

Existing referral arrangements
Existing referral orders keep their agreed terms. Their rates, payment split and bond terms are not Component E terms.
Indicative installation: ₱8,000–₱13,000 per m², net of VAT. Confirm the measured area and final amount in the installer’s quote.
Installers are independent third-party contractors. You appoint, contract with and pay the installer directly. This is separate from your component order. “Accredited” names this referral list, not a government accreditation. Confirm availability and scope before appointing.
- Payment
- Installer contract: 50% down payment for the A/B/C stage; 50% balance for Category D, before completion. These percentages are not component-payment instructions.
- Defect liability
- Installation defects are the installer’s responsibility under its contract, with a one-year defect-liability bond. Confirm the start date, bond amount, issuer and claim process in writing. Material-defect claims remain separate.
- Included
- Permitting, surveying, excavation, material sundries, full installation and commissioning.
- Excluded
- Village bonds, where applicable; fences; landscaping; renewable energy. Unofficial permit payments (lagay) are not included or authorized.

The main assembly that gives the house its form. Confirm structural components and connections in the project scope.

Mechanical, electrical and plumbing components. Equipment, service connections and coordination depend on the agreed specification.

The specified glazing package, coordinated with the house openings and interfaces.

Interiors

Stages are not truck trips.
Component stages follow the confirmed project sequence. Delivery is four categories: A, B, C, and D. Trips can be more than four. These are material categories; Component E is the installation service. Freight to site is for the owner’s account under the agreed delivery arrangements.
