A-1 is the unsigned AoR + FCD + IM: Architecture of Record, For Construction Drawings and Installation Manual. The digital e-file is issued only after Component A is ordered and paid in full; saving a Block alone does not issue it. Issued documents are emailed after that payment; the Block records sending evidence. Missing details and unreviewed instructions stay pending. Coordination checks do not establish structural capacity, MEP sizing or permission to build.

Freight

Freight is not in the component price. You pay the carrier directly.

Component E · Installation & permit processing

MDCC TECH OPC contracts with you and invoices Component E. MDCC appoints and pays the installation subcontractors. Scope and price must be agreed in writing; saving a Block does not book installation. Plan early. Mobilize after all required materials are received and checked, the site is ready, and required approvals are in place.

A–D components and agreed Component E: MDCC TECH OPC. Freight: pay the carrier directly.

Before you order

  • One Block, one agreed package, staged delivery. Your quote names the components, quantities, net amount, VAT and total.
  • Pay MDCC for components. Pay Homeqube for instrument credits. Pay your carrier for freight. A transfer reference is not confirmed payment.
  • A-1 is unsigned output. A-2 is licensed support. Optional E needs A-2, a geodetic survey and an accepted service agreement.
  • Fully paid category scope is locked. Changes, cancellation, delivery claims and remedies stay on the same Block, under its accepted terms.

How the price is made

Each category is one lot: computed floor area × the rate on file × your factors. A factor is not a count of parts.

A, B, C, and D are each one lot.
Floor area
The square metres are the computed floor area of this design. B uses the ground floor. A, C and D use the total floor. They are not a catalog size and not a part count.
Factors
Storeys adjust A and C. Skin adjusts D. Glazing adjusts C and D. These factors change the lot price. They do not add parts.
A-1 and A-2
A-1 and A-2 share one common digital file (AoR · FCD · IM) of the same quality. A-1 · Instrument output, the unsigned Block Technical Pack, is issued only after Component A is ordered and paid in full. Saving a Block alone does not issue it. It is not a payment line. A-2 · Licensed sign & seal adds a printed blueprint hardcopy with a human licensed professional signature and seal, sent by courier mail and billed by MDCC TECH OPC, if you order it. Your quote states whether A-2 is separately charged or already included in an agreed installation scope.
Not in this price
Freight: you pay the carrier. Component E is a separate MDCC TECH OPC installation package at the original selected FCD area. A-2 and a geodetic survey are required. E checkout stays closed.

Category amounts are quoted as lots; part counts follow the drawings’ schedule. Changes need an accepted new quote; a fully paid category keeps its agreed scope.

Common questions

Is the budget shown my final price?

No. It is an estimate. The quote lists component lots net of VAT, then VAT 12% as its own line. A–D components and agreed Component E: MDCC TECH OPC. Freight: pay the carrier directly.

What do I need for a quote?

Save your Block. Add your site location, budget and scope requests to the quote request. Request E from MDCC TECH OPC with your A-2 order and geodetic engineer’s survey. Agree the scope, rate, milestones, professional acceptance and bond in writing. E covers permit processing; official permit fees are separate and approval remains with the authority.

Can I plan from abroad?

Yes. Explore and save your design online. Your house site stays in the Philippines. For components-only orders, you arrange an installer and site readiness; confirm delivery responsibilities with the project team.

What comes with your Block?

Component E requires an A-2 order first: signed-and-sealed design support. A-1 alone does not qualify. For Component E, submit a land survey prepared by a geodetic engineer.

Component stages follow the confirmed project sequence. Delivery is four categories: A, B, C, and D. Trips can be more than four. These are material categories; Component E is the installation service. Freight to site is for the owner’s account under the agreed delivery arrangements.

  • Saving a Block uses 1 credit per 5 m² of total floor area (rounded up) for a 30-day Block period.
  • Within those 30 days, refinements that keep the same 3D geometry use no extra credits; saving a new 3D geometry revision uses 2 credits plus any added area. The period does not auto-renew.
  • Memberships renew monthly until you cancel. Cancelling stops the next renewal; you keep the credits you already have and your active Block periods.
  • Top-ups are one-time payments: each pack adds 10 credits, and unused paid credits carry over. Prices are in PHP, with any tax shown before you pay.
  • Payments are non-refundable once credits are added, except for a billing error or where the law requires a refund. Credits have no cash value.

E-Con terms

How 30-day cycles, rollovers & memberships work

One credit covers up to 5 m² of floor area for a 30-day Block period (plus 2 credits when saving a new 3D geometry revision). Exploring is free; credits are used only when you save a design.

Two separate cycles: (1) 30-day Block cycle — non-geometry refinements within your funded GFA use 0 extra credits, saving a new 3D geometry revision uses 2 credits plus any added GFA for the rest of the 30 days, and after day 30 the period pauses with no auto-renewal while saved Blocks, A-1 files, quotes, and MDCC orders stay open; (2) Monthly membership vs. top-up — memberships refill monthly until cancelled, 10-credit top-ups are one-time, and unused paid credits carry over.

What are One Bay, Two Bay, and Three Bay?

House sizes, not bedroom counts or fixed prices. Your brief determines the room layout.

How do I start?

Open the Block Instrument, enter your brief and explore five designs. Save your choice to your account, then request a component quote. A lot Hold is separate.

Do you sell lots?

No. We supply house components. A developer’s lot and any Hold follow separate terms.

How do I return to my Block?

Sign in with the same account details to open your saved Blocks, notes and order progress. A different email is a different account.

How do I pay?

Pay only the approved MDCC TECH OPC invoice using the issued bank instructions. Freight is paid directly to the carrier. Existing referral contracts keep their own payee. A transfer reference is pending until bank credit is verified.

Can I adjust the design?

Yes. Block Instrument lets you explore options within Calma’s component system. Licensed professionals still need to review the project for your site.

Does saving or approving place a paid order?

Saving keeps your design. Requesting a quote starts a review. Quote approval confirms the scope; it does not record payment.
