Guide · DFMA
DFMA is the new construction.
DFMA means Design for Manufacture and Assembly — the method behind Calma’s home component assembly system. Design System by JP Calma. The house is pre-engineered and made in plant: you order components, we deliver nationwide, and they install. We refer. Least construction on the lot. Minimal pouring. No on-site welding. No on-site painting. Less waste. More stable quality.

What DFMA stands for

DFMA is Design for Manufacture and Assembly. Design for Manufacture means parts are engineered so a plant can make them repeatably. Design for Assembly means those parts join cleanly on a controlled sequence — not reinvented by sequential trades under rain and sun. For Calma.Basic, DFMA is the method: the home is an assembly system, not a craft project started from scratch on every lot.
Pre-engineered in plant

Everything critical is decided and built before the truck leaves San Simon, Pampanga — structure, interfaces, MEP logic, skins, and fit-out specs. The plant does the precision work under QC. What arrives at your lot is a configured assembly, not a pile of open decisions waiting for weather and labor availability.
Least construction on site

Traditional residential building is mostly on-site: pours, welds, paint, wet trades, rework. DFMA flips that. On the lot, work stays minimal — foundations and interfaces sized to the system, then assembly. Pouring is kept as small as the system allows. No on-site welding. No on-site painting. Wet construction is minimized on purpose. The house does not grow as a muddy craft site for years.
Less waste. Cleaner logistics. More sustainable.

When parts are cut and finished in plant, scrap drops, materials are batch-controlled, and trucks carry finished systems instead of endless loose deliveries for every trade. That is better logistics and a lighter environmental footprint than rebuilding the same waste pattern on every site. Sustainability here is practical: fewer trips, less rework, less abandoned half-builds on titled land.
Quality that stays stable

Site craft varies with crew, weather, and schedule pressure. Plant manufacture repeats under the same checks — columns marked OK, brackets batched, interfaces known. You get more predictable finishes and structural discipline because quality is locked upstream, not hoped for at the end of a long wet build.
How Calma.Basic uses DFMA
Design System by JP Calma. One Bay, Two Bay, and Three Bay are plant-made DFMA size configs under design-build by MDCC TECH OPC — Performance Based Contracting, not design-only. We ship components nationwide. Confirm the delivery schedule in writing on the order. Calma.Basic — they install. We refer. Calma Blocks — create your Block with the Block Instrument. Create your Block with the Block Instrument. Order A–D components. Ask for Component E installation managed by MDCC TECH OPC, with scope and price agreed in writing. Optional Component E installation through MDCC TECH OPC. Priced by Component Category (A–D) from computed floor area, VAT included (itemized net of 12% VAT + VAT). Delivery and installation are separate. Delivery to site is the Owner’s account. Confirm the delivery schedule in writing on the order. Compare the one-screen method at /assemblies-vs-construction.
FAQ
What does DFMA stand for?
Design for Manufacture and Assembly: designing parts so they can be made in a plant and assembled on site.
Is there still work on my lot?
Yes. Site preparation, foundations, assembly, connections and finishing follow the project’s installation plan.
How is this more sustainable?
Making components in a plant aims to reduce waste and site rework. Actual results depend on materials, transport and installation.
Is DFMA the same as generic prefab?
DFMA is a design method. Calma uses it to coordinate components, manufacturing and assembly for the agreed house design.
