What DFMA stands for
DFMA is Design for Manufacture and Assembly. Design for Manufacture means parts are engineered so a plant can make them repeatably. Design for Assembly means those parts join cleanly on a controlled sequence — not reinvented by sequential trades under rain and sun. For Calma.Basic, DFMA is the method: the home is an assembly system, not a craft project started from scratch on every lot.
Pre-engineered in plant
Everything critical is decided and built before the truck leaves San Simon, Pampanga — structure, interfaces, MEP logic, skins, and fit-out specs. The plant does the precision work under QC. What arrives at your lot is a configured assembly, not a pile of open decisions waiting for weather and labor availability.
Least construction on site
Traditional residential building is mostly on-site: pours, welds, paint, wet trades, rework. DFMA flips that. On the lot, work stays minimal — foundations and interfaces sized to the system, then assembly. Pouring is kept as small as the system allows. No on-site welding. No on-site painting. Wet construction is minimized on purpose. The house does not grow as a muddy craft site for years.
Less waste. Cleaner logistics. More sustainable.
When parts are cut and finished in plant, scrap drops, materials are batch-controlled, and trucks carry finished systems instead of endless loose deliveries for every trade. That is better logistics and a lighter environmental footprint than rebuilding the same waste pattern on every site. Sustainability here is practical: fewer trips, less rework, less abandoned half-builds on titled land.
Quality that stays stable
Site craft varies with crew, weather, and schedule pressure. Plant manufacture repeats under the same checks — columns marked OK, brackets batched, interfaces known. You get more predictable finishes and structural discipline because quality is locked upstream, not hoped for at the end of a long wet build.

We ship components nationwide within 12 months. We install on your land, or you install with H2O. Calma.Basic — we install. Smallest house ₱7.5M. Averaging ₱45,000 / m² VAT included, all-in on the house. Non-standard glazing increases the rate. Delivery to site is the Owner’s account. Nationwide within 12 months. What does DFMA stand for?
Design for Manufacture and Assembly — engineer the home so a plant can make the parts and assemble them as a system, instead of inventing the build through open-ended on-site construction.
Is there still work on my lot?
Yes — but the least amount possible. Foundations and interfaces stay; the heavy manufacture, finishing logic, and precision work happen in plant. Pouring is minimal. There is no on-site welding and no on-site painting in the Calma.Basic assembly path.
How is this more sustainable?
Less wet work and rework on site, less scrap, and logistics built around finished systems instead of endless trade deliveries. Quality locked in plant also means fewer failed or abandoned half-builds on titled lots.
Is DFMA the same as generic prefab?
No. Calma.Basic is Building System Architecture — lot-sized models, DFMA plant manufacture in San Simon, five-star ID specs, and design-build by MDCC TECH OPC under Performance Based Contracting. Not a commodity kit listing.
